ABOUT BLACKWATER FARM

Blackwater Farm History & Current Plans 

Six partners formed Blackwater Farm, Inc., to purchase the Campground property on September 10, 1969. Since opening, the owners' primary goal has been to provide a place for people to enjoy Smith Mountain Lake. 

For over 50 years, the rents have been set to be affordable and to keep expectations for the level of services (water, public restrooms, roads, etc.) low. Thankfully, very few issues have caused stress in terms of management, and for the past several years, an Infrastructure Manager has been super helpful in keeping the water flowing and solving many other problems. 


In the spring of 2024, a decision was made to find new ownership for Blackwater Farm, and a sale listing was posted to the MLS. 

Feedback from potential buyers has generated concerns regarding the cost of removing property that could be abandoned by existing tenants.  The informal nature of the tenant leasing relationship has also become a concern. 


The Owners still hope that a buyer will emerge that will continue to operate Blackwater Farm as a campground. However, all Tenants must apply for new leases for the 2025 calendar year.
